The first step toward obtaining a location resolution under the Lex Developer Procedure is behind us!

Congratulations to Euro Styl S.A. and Torus!

 

The Gdańsk City Council has adopted a resolution giving consent to conclude an agreement between the Mayor of Gdańsk and Doki V sp. z o.o. (a company owned by Euro Styl S.A. and Torus sp. z o.o. SKA) as well as YIT Żurawie sp. z o.o. This agreement will define how the accompanying investment – the construction of a primary school on Rybaki Górne Street in the Young City area – will be carried out. This success comes after many months of design work on the shape of the new school and intensive negotiations between the investors and the City of Gdańsk. This is the first step for Doki V and YIT Żurawie to obtain location resolutions for residential investments under the special housing act (Lex Developer), which the above-mentioned investors plan to develop in the Młode Miasto area.

 

The special housing act allows residential buildings to be developed on land where the local zoning plan designates different functions. In this case, it concerns land near Popiełuszki Street, where – thanks to this procedure – a mixed-use urban residential and service development can be built. Importantly, under this special act, investors will finance so-called accompanying investments, including the construction of the primary school, with a total budget of around PLN 33.5 million.
Our team – Magdalena Wlodarska, Maciej Lidzbarski, and Mateusz Jasiński – was responsible for:

  • drafting the agreement with the City of Gdańsk regarding the accompanying investment,
  • preparing the cooperation agreement between the Partners for the implementation of the accompanying investment,
  • participating in the negotiations with the City of Gdańsk and in the discussions on the cooperation agreement.
